Our business is in architectural design and architecture. We’re familiar with the changing demands that modern life puts on housing of all ages. We recognise that needs evolve over time and that homes can be significantly improved by relatively simple changes – and occasionally by some complex and ingenious ones!
A first meeting…
Our initial consultation is free and is best done at your home or the site that is to be developed, if the two are different. This means we can get an accurate understanding of what you have in mind. We’ll apply our professional expertise to establish how best to bring your ideas to life.
During the visit we may ask to look at the rest of the property too, so we can gain an holistic understanding of the potential to achieve your aims whilst adding value at the same time.
We’ll explain the services we offer and the basis of our fees. If you’re happy with our ideas and suggestions, we’ll set aside time to prepare initial drawings.
The first plans and drawings, including 3D modelling
The initial drawings will be just that – drawings and plans that will illustrate the main features of your project. As well as conventional paper drawings, we use specialist 3D modelling software.
This means you can get a true all-round sense of how your home extension, loft conversion or new-build will look. It also makes it easier to show the impact of different specifications and, in some cases, visualise alternative solutions.
Detailed drawings, plans and specifications
Once you’re happy with the basic concept, we can discuss your chosen materials and the more technical aspects of the work – such as wiring, plumbing, insulation and heating. We’ll advise if any of the work requires additional expert advice, such as from a structural engineer.
With those specifics agreed, we can set about producing the detailed plans and drawings, which includes3D. These will serve three purposes. First, they are a record of what you intend to do. Next they are the plans from which your chosen builder will be working.
Finally, they will also form the basis of any required Planning Application. Even if Planning Permission is not required it is still best to get the planning authority’s confirmation that your intended work is within the definition of Permitted Development Rights, so high quality supporting documents will be important.
